Dear Nicaragua First Alert Reader,

During our last Nicaragua Real Estate Tour, we drove into gentle coastal hills and deep, sheltered valleys just a few minutes south of San Juan del Sur, Nicaragua’s liveliest beach town. We were on our way to see Las Fincas de Esqamequita, a project unique in so many ways that you have to see it to believe it.

When we arrived, the developer had arranged for us to see it in the best possible way…on horseback. He had a string of strong, well-tempered Nicaraguan ponies waiting for us.

If you’ve ever been on one of our real estate tours, you know that I like to yell “Saddle up, pilgrims” quite a bit. Well, this time, it was the real thing, and it was like a cowboy dream come true. But you don’t have to dream of the Wild West here…this wide open country is quite literally what the American West used to be.

The ocean-view and estate lots of Las Fincas are part of Donn Wilson’s dream for a low-density, sustainable development that gives people plenty of elbow room and helps the local economy as well. Much of his land is preserve, and his company, Nica Dev, sponsors a number of local environmental projects and activities, all aimed at keeping the vast project as close to its current natural state as possible – a place where you don’t have to imagine a cleaner, simpler, more sincere lifestyle…you can actually live one.

The prices Donn asks for these parcels are pretty simple and sincere, too. He has 13 home lots, most with ocean views, ranging from $65,000 for ¾-acre lots to $90,000 for almost 5 acres.

His estate lots are even more reasonably priced. One estate, El Pochote, is over 8 acres of land. Asking price, $90,000. If 8 acres of land is too overwhelming, try 3½ acres for $55,000.

Donn hasn’t revealed whether the horses will be brought out again for our next Nicaragua Real Estate Tour, April 11 – 15 but he has said that he’ll cover the cost of title insurance for anyone who buys at Las Fincas during the tour.

Free title insurance. Now that’s something they didn’t have in the Wild West!
