Dear Nicaragua First Alert Reader,

I’ve told you before about stunning Lago de Apoyo – the deep, crystalline lake situated in an extinct volcanic caldera just outside Nicaragua’s charming colonial town of Granada.

Residential options have been multiplying around the lake. Lots at Lake Apoyo command some of the most extraordinary views anywhere in Nicaragua of the surrounding mountains, towns, and lakes. Well, your residential options on Lake Apoyo just increased…and in a very favorable way. To introduce themselves to Nicaragua First Alert readers, Los Congos – a new development on the south side of the lake – is offering lakeshore and view lots at tremendous savings.

In its "La Terraza" section of lake-view lots, Los Congos is offering lots from 1/4- to 1/3-acre in size, and with views of the lake. These lots are unimproved now, but Los Congos will finish them with direct paved road access, underground electrical and water to the lot line, as well as high-speed Internet. All lots will have level building sites and parking on site for at least two vehicles.

For Nicaragua First Alert readers, Los Congos is knocking a full $20,000 off the prices of these view lots. Lots R1, R2, and R3 – which usually go for $79,900 – are on offer for just $59,900.

Lots R11, R12, R13, and R14 – usually on offer for $94,900 – are reduced to just $74,900.

If you’re interested in waterfront on Lake Apoyo, listen to this: two lots in Los Congos directly on the lake shore have just been released for Nicaragua First Alert readers – they have not been advertised to anyone, anywhere, before.

Both of these lots have wide views of the lake and approximately 125 feet of water frontage on a sand and pebble beach. Each lot has a level home site and parking for two vehicles accessed via a shared paved driveway. Previously released waterfront lots at Los Congos sold out within weeks, and these two will be the last waterfront lots for custom homes to be released for some time. All of these lots border the private Los Congos nature reserve. Not only is Los Congos setting aside a significant portion of its land to maintain in a natural state, but the developers have informed me that they’ve also started "Proyecto Laguna," a non-profit organization created to assist the nearby town of Diria in raising the quality of life for its residents, focusing primarily on the health and education of the thousands of children who reside there.

Access to the Los Congos development project is gained directly through Diria, and Proyecto Laguna aims to help this town first by improving the overall health and school attendance of the town’s children. Over 90% of the children of Diria are malnourished or suffer from intestinal diseases, which are easily treatable or preventable, and many children don’t attend school for the simple reason of not being able to eat breakfast. Proyecto Laguna will construct kitchens within the schools that do not have them, train a kitchen staff on the preparation methods for creating clean and healthy breakfast meals, and provide enough food items for every child that wishes to attend school.

So there you have it – brand new, discounted residential options in one of Nicaragua’s most beautiful areas, with a nearby civic improvement program to match.
