• FIRST ALERT Nicaragua • FIRST ALERT Nicaragua • FIRST ALERT Nicaragua • A Luxury Foothold in the Next Puerto Vallarta The view from Portofino – is this the next Puerto Vallarta? January 12 , 2007 Dear Nicaragua First Alert Reader, We’ve just discovered the best new bay-view project in San Juan del Sur. It’s called Portofino – a gated complex of only seven buildings, with a maximum of four units per building. The little fishing village of San Juan del Sur, on Nicaragua’s Pacific coast, has been a surfer haven for years. About two hours from Managua, it’s a place where you can still stroll along the beach road in town and take your pick of seafood shacks and bars jutting out over the sand on stilts. But San Juan del Sur’s picture-perfect bay and the long, uninterrupted stretches of beach throughout the area are getting more and more attention. Tourists are joining the locals and surfers at the tables in town for fresh fish, pizza, and cheap beer. Cruise ships are stopping in occasionally. Boutique hotels and new residential projects are springing up in the surrounding hills. And some of these new residential projects are magnificent. Like Portofino. The 26 units at Portofina will be distributed among seven low-rise buildings on 1.6 hectares, or nearly 4 acres, arranged on a ridge overlooking the bay. Thirteen units will be apartments ranging between 2,830 and 3.160 square feet, and 13 units will be two-story penthouses ranging between 3,520 and 3,920 square feet. Within walking distance of the San Juan del Sur beach, Portofino will feature 24/7 security and a club house with a private pool, bar, and terrace. Property management will include maintenance, housekeeping, and concierge services.. All units include air conditioning, kitchen appliances, washer/dryer, and Internet access. A dedicated power plant will provide the power and water supply. And rental management is available. For those of you who have been to Mexico, think of Portofino as a high-end, near beach development in Puerto Vallarta without the traffic, noise, crowds, pollution, and timeshare salesmen. PV was much the same kind of sleepy little fishing village before Liz and Richard and Night of the Iguana put it on the map back in the 1960s. But that day is a long way off for little San Juan del Sur…there are many, many quiet nights on the beach left here before the world catches on. Prices at Portofino range from $369,000 to $600,000 depending on the size of the unit and the building location. This could be your best bet, but timing is everything, and San Juan del Sur won’t stay off the radar for long. Your International Living Property Scout, Dan Prescher P.S. Our next Live and Prosper in Nicaragua seminar is scheduled for January 22-24…and we’ll visit Portofino during the optional real estate tours following that event. With such a limited number of units, this seminar may be your last chance to lock one down if you don’t act now. Find out more about the seminar here. Note: In the interest of full disclosure, we want you to know that International Living receives commissions from sales at Portofino. As always, we caution you to buy what you see, not what is promised.
