Pacific surf on your doorstep. Nothing between you and Hawaii but the deep blue sea, championship golf developments and secluded getaways high in the mountains…

Nicaragua has all this…and more. And at prices unheard of in the U.S. for the past 20 years.

Not only will we find and show you these amazing properties, we’ll also negotiate discounts on your behalf….

Dear Nicaragua First Alert Reader,

Imagine yourself standing on the beach at Malibu, the sun warming your face, the ocean breeze caressing your skin, the rush of the tide swirling around your feet.

Now imagine that this beach is your front yard. You turn around, walk up from the rushing waves, and your own beachfront lot is the first piece of property you set foot on.

At current California real estate prices, this is clearly a dream.

In Nicaragua's Lake Region, the lush vegetation is mirrored in clear blue waters

But at current prices in Nicaragua, world-class Pacific beachfront lots just like the one in your dream is not only available, but affordable.

Compared to Malibu – compared to any beachfront in the U.S. – ridiculously affordable.

How does less than $125,000 sound?

That’s right. Beachfront. Pacific surf on your doorstep. Nothing between you and Hawaii but the deep blue sea.

And that’s not all. Championship golf developments where you can get a condo between the ocean and the fairway for less than $100,000. Or lots that are just 3/4 mile from the ocean and sit on the fairway for less then $34,000 and it’s never too cold to play a round? Nicaragua has them.

Secluded getaways high in the mountains where you can get a half-acre view lot for less than $29,900 U.S. and the fish almost jump from the lake into your boat? Nicaragua has them.

Fertile Central Nicaragua is a highly agricultural area

Breathtaking pastoral home sites just minutes from Granada where you can stand in one spot and see looming volcanic peaks, bottomless blue crater lakes, and Spanish Colonial church steeples and rooftops – all at the same time?

Nicaragua has all this…and more. And at prices unheard of in the U.S. for the past 20 years.

Not only will we find and show you these amazing properties, we’ll also negotiate discounts on your behalf… Attendees of our upcoming tour automatically qualify for membership of Club Nicaragua (normal retail price: $149)…affording you generous discounts on participating Nicaraguan developments. See sidebar for more details.

The Trail Has Been Blazed
– Just For You

Last November , International Living held it’s most recent Nicaragua Real Estate Tour. We took a small group of highly motivated attendees on a get-in, get-out, see-what-you-need-to-see, then-move-on special event, tailored for readers serious about taking a next step in this country.

The response to these tours has been so great, even post-election, that we couldn’t help but do it again. Only this time, we’ve added even more ocean-front developments. Even more mountain hideaways. Even more colonial town homes and condos.

See the country...explore its Riviera coast, the High Sierras...meet our top contacts...walk the beaches...inspect the condos, the villas, the casitas...speak with the key developers...review plans...ask the tough questions one-on-one...and, in a matter of a few days, find out if Nicaragua is for you...or not.

If you want to know more about real estate in this country...this event is for you.

Serious Explorers Only, Please!

Again, as on our previous tours, we're keeping the group small so we can move around quickly and see everything we need to see in short order. Some of the best deals are off the beaten path...down roads tour buses can't travel.

Nicaragua boasts some of the world’s most spectacular sunsets

But I caution you: This is a focused trip for the serious individual. Not that there won't be time for dinner, a mariachi show, and some rum cocktails. In the country's capital, we'll stay at the top hotel in town, where the staff and the service are more than top-notch. On the coast, we'll overnight at three different locations, including the charming beach town of San Juan del Sur and the grandaddy of Nicaraguan beach developments.

Make no mistake. We'll be comfortable…but we'll be working.

Head for the Mountains—April 15

Formed by a damn on the Rio Tuma that provides plentiful electricity to the area, Lake Apanas fills a serene valley of ridges and dells with 20 square miles of some of the calmest water and best bass fishing in Central America. The nearby town of Jinotega bustles with activity, including several fine restaurants and hotels.

Just north of Jinotega, on the wooded shores of Lake Apanas, you’ll find one of the most remarkable lakeside developments in the area.

One of the stunning views you'll enjoy in Nicaragua's Lake Region

On April 15, you’ll have the option of going to Lake Apanas to see this project that shimmers in the sun high in the coffee country of the Sierra Mountains in Central Nicaragua. You’ll also have a chance to ask this developer about his 0% financing program.

It’s the perfect opportunity to get a breath of fresh mountain air and to take a look at some of the great real estate this idyllic retreat has to offer.

Don’t Wait for the Trail to Become a Highway

You see, nobody knows the ins and outs of living, investing, and doing business in Nicaragua better than International Living’s on-the-ground experts in the country. And they’re assuring us that in post-election Nicaragua…it’s “business as usual.”

Property values have not plummeted…no U.S. expats have been told to leave the country…Nicaraguan nationals are not pulling their money out of the banks…

And within hours of his election, Daniel Ortega addressed a room full of U.S. investors and pledged his support for continuing development and foreign investment in the country.

Our take on what’s happening right now in Nicaragua:  A chance for huge profits that we haven’t seen there in a long time.

If the previous Nicaragua Real Estate Tours are any indication, this one will fill up fast. Reserve your spot now while slots are still available. Included in the cost of this tour is six nights’ accommodation, six breakfasts, six lunches, five dinners, and a few cocktail parties. Signups for this unique event are on a first-come, first served basis, and again, to keep things manageable, we’re limiting the size of our group to only 40 participants.
